Public data may be incomplete, delayed, unavailable or incorrect. AddressWise is an informational research tool, not a property valuation or professional advice. Do not rely on a report as the sole basis for a purchase, sale, investment, planning or financial decision.

1. AGREEMENT AND PERMITTED USE
By selecting the agreement checkbox and generating a report, you confirm that you have had an opportunity to read these Terms, agree to them, and acknowledge the Important Disclaimer. If you do not agree, do not generate or use a report.

You may use AddressWise only for lawful property-location research. You must not misrepresent a report as a valuation, survey, planning opinion, legal opinion, financial recommendation or guarantee.

2. WHAT ADDRESSWISE PROVIDES
AddressWise assembles public-data context for coordinates selected by the user. Its outputs are automated summaries of third-party datasets and mapped features. They do not inspect a property or verify title, boundaries, condition, measurements, permissions, defects, environmental matters, market value or suitability for any purpose. No professional, advisory, fiduciary, agency or client relationship is created by using the service.

3. DATA LIMITATIONS AND YOUR RESPONSIBILITY
Public data may be incomplete, delayed, unavailable or incorrect. Coordinates can fall close to dataset boundaries, source coverage varies, and third-party providers may change data or services without notice. A mapped absence does not prove that a feature, application or restriction does not exist.

You are responsible for checking all material information against the original authority and obtaining appropriate independent legal, planning, surveying, engineering, valuation, financial and other professional advice before acting.

4. NO GUARANTEE OR WARRANTY
To the fullest extent permitted by applicable law, AddressWise is provided on an as-is and as-available basis. No guarantee or warranty is given that the service or any report will be accurate, complete, current, uninterrupted, secure, error-free, fit for a particular purpose or suitable for a transaction or decision.

5. LIMITATION OF LIABILITY
To the fullest extent permitted by applicable law, the AddressWise owner and operator will not be liable for indirect, consequential or special loss, loss of profit, loss of opportunity, loss of data, or loss arising from a decision made in reliance on a report or third-party data. You remain responsible for independent due diligence and professional advice.

Nothing in these Terms excludes or limits liability that cannot lawfully be excluded or limited, including liability for death or personal injury caused by an act or omission, fraud or fraudulent misrepresentation, or mandatory statutory consumer rights. These Terms do not restrict any remedy that applicable law says cannot be restricted.

6. THIRD-PARTY SOURCES AND LINKS
Reports use third-party public data and services, including official Irish datasets and OpenStreetMap. Source owners retain their rights and apply their own terms, licences and notices. AddressWise does not control third-party availability or content. External links are provided to help verification and are not endorsements.

7. CONSUMER RIGHTS AND APPLICABLE LAW
Nothing in these Terms affects rights that a consumer has under the Consumer Rights Act 2022 or other mandatory law. Subject to those mandatory rights, these Terms are governed by Irish law and the Irish courts have non-exclusive jurisdiction. A consumer may also have mandatory rights and remedies in the country where they habitually reside.

8. PRIVACY AND SOURCE REQUESTS
AddressWise has no account system and does not save address history on an AddressWise server. Labels and notes remain in the browser. To render the map and build a report, the browser requests map tiles and sends selected coordinates to the named public-data services; those providers receive normal request information such as IP address and browser metadata under their own privacy terms.

The report records the Terms version and acceptance time. In this browser-only release, that record is included in the displayed and exported report and is not sent to an AddressWise account or consent database.

9. CHANGES AND SEVERABILITY
A new Terms version requires a new acknowledgement before report generation. If a provision is invalid or unenforceable, it is limited or removed only to the extent required by law; the remaining provisions continue to apply where lawful.
